📑 Definitions: VR [Value Ratio] (also MVR and AVR)

VR (also AVR or MVR)

"VR" stands for Value Ratio, a ratio of the sale price to another value. Typically, iMapp uses Market Value (as determined by the county assessor) to generate the ratio in most cases and in those cases the value will be labeled "MVR". In limited cases we have to use the Assessed Value - in those cases that value is labeled "AVR". VR is a tool that we use to compare the quality of sales in places like comps - typically sales will be clustered around a small window of VR values so properties with divergent VR values should be investigated further to determine factors that might have affected the sale price.
